One part of Moreno Valley is moving faster with very little supply

For homeowners in 92557, tight supply means real competition when you price well. For buyers, it means less room to wait. CNBC reported the average 30-year fixed mortgage rate climbed to 7.49% as of October 7, 2026. That rate adds pressure on both sides.
ZIP 92557: the tightest corner of Moreno Valley
The Real Estate Data Aggregator counted 118 homes sold in ZIP 92557 in the three months ending August 31, 2026. That is up 5.4% from the same months of 2025. Homes sold faster too. The median days on market was 37 days, which is 10 days shorter than a year before.
Nearly half of homes in 92557 sold above list price. The Real Estate Data Aggregator put that share at 47.5%, up 8.2 points from a year before. The average sale-to-list ratio was 100.6%. Sellers there got a little more than they asked, on average.
Speed picked up sharply too. The Real Estate Data Aggregator found that 39.5% of homes in 92557 went under contract within two weeks of listing. That share jumped 18.8 points from the same period in 2025. Nearly 4 in 10 homes did not sit long at all.
Homes for sale in 92557 fell sharply. The Real Estate Data Aggregator counted 69 homes for sale, down 29.6% from a year before. New listings also dropped 9.1% to 110. Less supply coming in, and buyers still showing up.
How the other ZIP codes compare
The rest of Moreno Valley tells a different story. ZIP 92553 moved quickly too, with a median of 31 days on market, 11 days shorter than 2025. But it had 2.8 months of supply, according to the Real Estate Data Aggregator. ZIP codes 92551 and 92555 each had 2.9 months of supply.

ZIP 92553 had the strongest sale-to-list ratio at 101.2%, up 0.7 points from 2025. More than half of homes there, 54.6%, sold above list price. That share rose 6.4 points from a year before. Prices in 92553 also edged up 2%, the only ZIP in this group to show a price gain.
ZIP 92555 had the most new listings, up 31.6% to 129. Homes for sale rose 27.8% to 101. That added supply pushed the median price down 8.2% to $560,864. Not every part of Moreno Valley is tight. In 92555, buyers had more to choose from.
The wider picture: rates and national trends
CNBC reported on October 7, 2026 that the average 30-year fixed rate rose to 7.49%. That same week, purchase mortgage applications fell 2% and were 15% lower than the same week one year ago. Rates at this level slow some buyers down.
Realtor.com reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. Nationally, active listings topped 1.16 million homes. The national picture is looser than what the Real Estate Data Aggregator shows in Moreno Valley's tightest ZIP.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Month over month, prices rose 0.3% in July, seasonally adjusted. Local numbers do not always follow the national line.
What this means for homeowners and buyers
In 92557, supply dropped, sales rose, and nearly 4 in 10 homes went under contract in two weeks. That points to real competition when a home is priced right. Prices dipped slightly in 92551, down 0.8%, and more sharply in 92555, down 8.2%. Not every street reads the same.
