San Clemente prices rose faster than the latest national trend
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. San Clemente did better than that. The Real Estate Data Aggregator counted a 6.5% gain in 92672 and a 5.9% gain in 92673 over the same stretch. That gap tells you something real about local value.
How the two San Clemente ZIP codes stack up
| 92672 | 92673 | |
|---|---|---|
| Median sale price | $1,800,000 | $1,727,500 |
| Price change, year over year | 6.5% | 5.9% |
| Median days on market | 40 days | 25 days |
| Months of supply | 2.7 months | 2.1 months |
| Sale price as share of list | 98.9% | 99% |
Both ZIP codes beat the national number by a clear margin. The Federal Housing Finance Agency put the U.S. gain at 2.4%. The Real Estate Data Aggregator shows 92672 at 6.5% and 92673 at 5.9%. Neither ZIP code is moving at the same price level, so the ZIP code matters when you set a number.

Price gains versus the national number
Homes are selling faster, too
Speed picked up across both ZIP codes. The Real Estate Data Aggregator shows 92672 at a median of 40 days on market, 18 days shorter than the same period last year. In 92673, the median was 25 days, 21 days shorter than a year before. Fewer homes sat around.
Supply stayed tight
The Real Estate Data Aggregator counted 90 homes for sale in 92672, down 29.1% from a year before. In 92673, there were 59 homes for sale, down 21.3%. Less supply, with prices rising, is one reason the gains held above the national pace. Not every home sold above list, but 22.6% did in 92672 and 27.3% did in 92673.
A word on mortgage rates
Rates are not helping buyers right now. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Redfin put the weekly average at 7.32% for the four weeks ending October 25, 2026. Higher rates slow some buyers down, even when local prices are rising.
What this means for homeowners and buyers
If you own in San Clemente, the Real Estate Data Aggregator numbers give you a real baseline. Prices rose 6.5% in 92672 and 5.9% in 92673, both well above the 2.4% national gain the Federal Housing Finance Agency reported. That is useful when you are thinking about value or timing. For buyers, the two ZIP codes are at different price levels. $1,800,000 in 92672 versus $1,727,500 in 92673 is a meaningful gap. One street can read differently from the whole ZIP code, and I am happy to pull the numbers for your block.
- San Clemente prices rose faster than the national pace in the three months ending August 31, 2026. Both ZIP codes saw tighter supply, quicker sales and prices above last year.
- The two ZIPs are not the same, though, and your street may tell a different story than the ZIP code average.
