One part of Moreno Valley is moving faster with very little supply
These numbers cover the three months ending August 31, 2026. That context matters: rates were rising fast during this period. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. Yet one part of Moreno Valley kept moving.
ZIP 92557 is the tight spot
The Real Estate Data Aggregator counted just 1.8 months of supply in ZIP 92557 for the three months ending August 31, 2026. That is the lowest of any ZIP code in this market. A year before, it sat 0.9 months higher. Supply did not just stay low. It fell.
Low supply means buyers are competing for fewer homes. That shows up in the speed numbers. The Real Estate Data Aggregator found that 39.5% of homes in 92557 went under contract within two weeks of listing. That share jumped 18.8 points from the same period a year ago. No other ZIP in this market came close to that gain.
Homes in 92557 also sold faster overall. The Real Estate Data Aggregator put the median days on market at 37 days, which is 10 days shorter than the same period a year before. And 47.5% of homes sold above list price, up 8.2 points from a year ago. Sellers in this ZIP were still getting more than they asked.
How the other ZIPs compare
The rest of Moreno Valley is not standing still, but it reads differently. Here is a side-by-side look at all four ZIPs the Real Estate Data Aggregator tracks for the three months ending August 31, 2026.
| 92551 | 92553 | 92555 | 92557 | |
|---|---|---|---|---|
| Median sale price | $525,000 | $520,000 | $560,864 | $566,000 |
| Months of supply | 2.9 | 2.8 | 2.9 | 1.8 |
| Median days on market | 49 | 31 | 40 | 37 |
| Under contract in 2 weeks | 36.8% | 37.2% | 26.5% | 39.5% |
| Sold above list price | 45.8% | 54.6% | 38.3% | 47.5% |
ZIP 92553 had the fastest median days on market at 31 days, and the highest share of homes sold above list price at 54.6%. That share rose 6.4 points from a year before, according to the Real Estate Data Aggregator. So 92553 is competitive too, just in a different way.
ZIP 92555 tells a different story. The Real Estate Data Aggregator counted 101 homes for sale there, up 27.8% from a year before. New listings rose 31.6%. More supply means buyers have more choices. The median sale price in 92555 fell 8.2% from a year before to $560,864. Not every part of Moreno Valley is moving the same direction.
What the national picture adds
Nationally, things look softer. Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. The Federal Housing Finance Agency said U.S. home prices rose just 2.6% from July 2025 to July 2026. That is a slow climb.
Moreno Valley's tighter ZIPs are bucking that softer national trend. Rates above 7% slow some buyers down. But in 92557, the Real Estate Data Aggregator shows 109 pending sales for the period, even as supply sat at just 1.8 months. Demand held up.
What this means for you
If you own in 92557, competition is real. Nearly half of homes sold above list price. Supply is thin. Those are facts, not promises about what comes next.
If you own in 92555, the picture is more mixed. More homes are for sale. Prices dipped. That does not mean your home cannot sell well. It means pricing and timing matter more.
One street can read very differently from the whole ZIP code. The numbers above cover large areas. Your block, your floor plan, your condition: those details shift the picture. That is why a ZIP-wide number is a starting point, not a final answer.
- ZIP 92557 had just 1.8 months of supply and 39.5% of homes went under contract in two weeks, per the Real Estate Data Aggregator.
- That is the tightest part of Moreno Valley right now.
- The rest of the market is active but more varied.
- Rates above 7% (Realtor.com) are real, and so is the competition in the right ZIP.
