One part of Irvine had more closings, but prices slipped
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% year over year through July 2026. That number does not tell the whole story for every part of Irvine. In ZIP 92620, the Real Estate Data Aggregator counted 98 homes sold in the three months ending August 31, 2026. That was up 15.3% from the same period a year before. Yet the median sale price fell 7.4% to $1,615,000. More sales and lower prices at the same time. That is the honest picture here.
Why does that matter to you as a homeowner? National gains do not flow evenly into every ZIP code. One part of Irvine can slip while the country climbs. Pricing your home on the national headline alone could cost you.
Homes in 92620 sold faster. The Real Estate Data Aggregator put the median days on market at 44 days. That is 11 days shorter than the same period in 2025. Sellers did not wait longer. They just settled for less.
Supply grew, and buyers had more to choose from
The Real Estate Data Aggregator counted 144 homes for sale in 92620 in the three months ending August 31, 2026. That was up 7.5% from a year before. New listings rose 21.7% to 168. More choices for buyers can press prices down. That is part of what happened here.
The national rate picture adds pressure
Realtor.com reported mortgage rates topped 7% for the first time since January 2025. Fannie Mae, as reported by CNBC, forecast the 30-year fixed rate at 7.4% for the fourth quarter of 2026. Higher rates mean fewer buyers can stretch to a higher price. That helps explain why more sales did not push the median up in 92620.
Realtor.com also reported that 20.8% of listings nationally had a price cut in September 2026. That was the highest share since October 2022. Irvine is not alone in feeling that pull.
Not every ZIP code moved the same way
Irvine covers several ZIP codes, and they did not all move together. Look at the median prices side by side for the three months ending August 31, 2026.
ZIP 92603 saw the median rise 27.9% to $2,750,000, according to the Real Estate Data Aggregator. ZIP 92602 fell 13% to $2,180,000. ZIP 92606 climbed 14.1% to $1,460,000. ZIP 92612 dropped 11.4% to $1,100,000. The range is wide. One ZIP code's story is not your ZIP code's story.
| 92602 | 92603 | 92620 | 92618 | |
|---|---|---|---|---|
| Median sale price | $2,180,000 | $2,750,000 | $1,615,000 | $1,475,000 |

For the ZIP codes 92616, 92617, 92619, 92623, 92697, and 92710, the Real Estate Data Aggregator has no counts for this period. What we know about those parts of the market comes from the wider website sources alone.
What buyers saw in 92620
The Real Estate Data Aggregator put the average sale-to-list ratio at 97.7% in 92620. That is up 0.3 points from a year before. Homes sold close to their asking price. Only 9.2% sold above list, down 6.1 points from a year before. Buyers found more room to negotiate than they had in 2025.
Still, 27.8% of homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That share was up 7.4 points from a year before. Well-priced homes moved quickly. Overpriced ones did not.
- In the three months ending August 31, 2026, ZIP 92620 sold more homes and sold them faster, but the median price fell 7.4% to $1,615,000. The Federal Housing Finance Agency's national 2.6% gain did not reach every street here.
- Supply rose, rates stayed high, and buyers had leverage.
- One street can read very differently from the whole ZIP code.
