Moreno Valley is splitting into different markets by area
The Federal Housing Finance Agency says U.S. house prices rose 2.4% from August 2025 to August 2026. That national number does not tell you much about your street in Moreno Valley. The Real Estate Data Aggregator counted four ZIP codes here for the three months ending August 31, 2026. Two of them moved in opposite directions on price. That gap is the story.
The price gap across Moreno Valley
The Real Estate Data Aggregator put the median sale price in 92553 up 2% from a year before. In 92555, the median fell 8.2% over the same period. That is a 10-point swing between two ZIP codes in the same city. Broad headlines miss that completely.

92555: more homes, lower prices
The Real Estate Data Aggregator counted 129 new listings in 92555 during the three months ending August 31, 2026. That is up 31.6% from the same months of 2025. More supply puts pressure on prices, and the median there fell 8.2% year over year. Homes still sold, though. The Real Estate Data Aggregator counted 107 closed sales, up 12.6% from a year before. More homes are trading hands, but at lower prices.
92553: tighter supply, faster sales
The Real Estate Data Aggregator counted 60 homes for sale in 92553 during the three months ending August 31, 2026. That is down 25% from a year before. Less supply helped push the median sale price up 2%. Homes there sold in a median of 31 days, 11 days shorter than a year before. The Real Estate Data Aggregator also found that 54.6% of homes in 92553 sold above list price, up 6.4 points from a year before.
92557: the tightest supply in the city
The Real Estate Data Aggregator put months of supply in 92557 at 1.8 months for the three months ending August 31, 2026. That is down 0.9 months from a year before, and the lowest of any ZIP code here. Homes for sale fell 29.6% year over year. Nearly half of all homes sold above list price. The median sale price of $566,000 was nearly flat, up just 0.2% from a year before.
92551: steady but slow
The Real Estate Data Aggregator counted 59 homes sold in 92551 during the three months ending August 31, 2026, down 6.3% from a year before. The median sale price dipped a little, down 0.8% to $525,000. Homes took a median of 49 days to sell, one day longer than a year before. That is the slowest pace of any ZIP code in this market. Still, 100.2% sale-to-list price means sellers are getting close to what they ask.
How the national picture fits in
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. That figure sits right between what 92553 gained and what 92555 lost. It is a useful reference, but it does not tell a Moreno Valley homeowner which way their own ZIP code moved. Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest since October 2022. That national pressure is real, and 92555's numbers suggest it is showing up locally too.
Speed: who went under contract fast
The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing. In 92557, that share jumped 18.8 points from a year before to 39.5%. In 92553, 37.2% of homes went under contract that fast, up 4.2 points. In 92551, 36.8% did, up 7.8 points. In 92555, 26.5% went under contract within two weeks, up 7.2 points but still the lowest share here.
